I was wondering what some of you guys offer as incentives to landlords/property managers/business owners to get your foot in the door?  I plan to charge 22 cents a sq. ft. which would already be the lowest in the area by a few cents per sq ft.  When bidding on apartment/hotel/motel work do you guys charge a flat room rate for their basic sized room?  I know a guy in town is charging a local hotel $35 a room, (500 room hotel) and to my knowledge all he does is a pre-spray with a bonnet cleaning...hmmm  so much to learn yet!!! Thanks for any advice!

Property managers like cash.....offer them a kick-back
 
Landlords like low prices, and hockey tickets once in a while
 
Business owners like a person with a humble approach, don't make yourself look big and mean.....beg if you have to and say you're just starting out and depend on him for support and in return you will go the extra mile in terms of service and free extras to prove yourself.

One of the first questions I ask is why they didnt call back the last guy.  I usually hear how he was no good, late, seemed to go way to fast and didnt remove stains.  Then I give them my price and they first thing they say is, your alot more then the last guy! hahaha and I just laugh. 

 
As far as what I use to get into the door.  I never complete on price, I dress always preofessional, and I keep my butler and portable equiptment as clean as possible.  I explain what cleaner I use and why, and I always follow up with a call and a 30 day "will come back if you spill something" warranty.  1/2 call me back, the others will continue to search for the cheap clean and hope for the best.
 
A professional will know how much it costs to run a business and will respect you when you charge a fair price. 
 
A note, I live in a good area, between NY and Phily, so its not the slums of the city but burb prices.
I dont predict the future or sell glides, am I allowed on this site?

Something I'm doing for property managers is to clean the top manager and/or owners houses/apartments for free twice a year.
This depends on the amount of properties they manage and how frequent their turnovers are.

Do you also offer black light testing and diagrams? It's easy money if the company insists on doing it.
