Foam provides nothing more than
a surface cleaning through the application of
detergents. Under the best conditions, only 5%
to 10% of any detergent residue is removable
with the most efficient vacuum system. If 90% to
95% of the sticky detergent residue remains in
the carpet, re-soil will be serious and costly.
Dry Chemical must be used
(brushed in) in well-ventilated areas due to
toxicity. It can harm the operator and requires
excessive vacuuming to remove unwanted residue
build-up. In addition, strong chemical odors
usually linger after use and application is
generally limited to certain types of carpets.
For example, one major brand cannot be used on
cotton, rayon, shag, summer fibers and carpets
with latex backing. Since most people do not
know exactly what they have, they could
unknowingly damage their carpets.
Steam of course, is not really steam.
It can be hot, or warm, or even cold water
depending on the operator. Even though water is
the most efficient cleaner known, it can cause
serious damage if not properly used. For
example, water can:
- Shrink some carpets (seam separation)
- Damage floors underneath
- Generate mold and mildew
- Cause water stains and browning
- Remain in carpet fibers and backing for extended periods depending on humidity
- Set certain types of stains permanently with hot water application.
- Increase out-of-service time
- Requires separate spotting operation
