Gully where you at that you can get .30 cents a square foot for an apartment. The highest price I've seen anyone get in my area is .20 cents. You are taking on an amount of work that is always more than you can handle at the end and middle of the month.  The remainder of your days are generally slow.
 
Most of the property managers in low to medium income levels take the lowest bidder and these move outs are generally trashed.  Know what you are getting into.
