I did about 100 floor cleanings 1000-2000 sq ft each last year and I never refinish.  I guess if you want to make perfect strip and refinish but I usually do like you test the best cleaner and then just use it.  I use the 175 rpm rotory & pole grout brush and then use a steam wand on skids and then towel dry. 
On one clay tile it needed refinish due to bad previous sealers and even gel wouldn't remove it.  I discovered sanding worked and said We could blast it. The customer called some "specialists"  who said replacement was necessary.  He called me back and I called a soda blaster it came out great.

. If it's urethane, you have to get it all off for sure or nothing is gonna bond.If it is urethane, use a paint stripper and then neutralize. Charge accordingly. Sometimes the gel strippers work better but you have to let it sit longer tho.

I hope you price this accordingly. 5K, you'll be there a week if you don't know what's on that slate. 50 yrs old, that could be urethane on there as well.
 Use some stripper to test and use some acetone as well.

while you clean a slate floor, you want to remove dirt and stains with no damaging the tile or staining it. set up by establishing a few house policy, like not wearing shoes on your slate floor, which will help to decrease tracking. If you have slate flooring in the kitchen, use small throw rugs around the stove and the sink to catch spills before they hit the floor; likewise with a slate floor in the bathroom. These steps will make it much easier to clean a slate floor

Hello,
 
I am looking for some help with Slate tile.  I am bidding on a 5k square foot facility of previously sealed slate tile.   I do not know what has been used on the tile previously to seal it.   The Facility is 50 years old so it probably has many different things on it.  I tried to clean a sample area with traditional floor stripper and it cleaned it well but did not touch the sealer.  I am considering just doing a deep scrub without stripper with a stiff brush and re-applying floor finish.  I know I can get the floor clean enough for finish but I don't know if it will bond correclty and not flake off.  Does anyone have any experience with this????Confused
