120 psi isn't enough for what you want to do. Way too slow and only offers surface cleaning. Will not break up surface tension.

I would get the Rotovac cfx or a regular portable used on ebay. You can also look into a cimex machine. Hi, I do the maintenance for a small apartment complex and was looking at a few models on the internet and wanted to get a proffesionals opinion about which machine would be the best to use for a complex that has 30 apartments I was looking at this JL Mighty Lite II Heated 120 PSI w/ Hose & 2 Wands would this be a good machine for what I need it for? Pros/cons?  Thank you for helping me make an informed decision!!
