I am cleaning restaurants and most of the carpet comes very clean.  they use a acid/alkaline? rinse nightly on their quarry tile and where it is tracked onto carpet looks awful.  I cleaned it and most of it comes up but not all of it.  I am cleaning at fairly high heat,  using heavy duty cleaner with rinse,   and letting it sit for about 10-30 minutes depending on where I start cleaning.  Also,  their are certain stains that I have run into that will not come out and this is commercial carpet. 
Q)  What is your experience with this?
Q)  What about any tough stains you have run into in restaurants like this?
Q)  Any cleaning techniques and suggestions?

Sounds to me that you are missing the high pressure? Make sure you use 1000 psi or more in combination with a good tile cleaning accessary like the Turbo Hybrid and you should have no troubles.

Try post padding the bad areas after steam cleaning. You also might want to pad clean the carpet after it is completely dry. Change up the maintenance program to suit the needs of the client. You also might want to change your prespray. Something that will break down grease and protiens. Enzall worked great for me.Big smile

I don't think that the rinse off the tile is your problem. Does the tile from the kitchen lead to the carpet? Where is the tile??

I would think it is just kitchen gunk being tracked in that is making the carpet look bad. I have found that a high ph prespray will work good on most restaurant traffic lanes and stains. As Hammy suggested, Enzall is excellent. I also like Soil Break and Grease Eraser. Any of these presprays are the bomb on nasty restaurant grease. Make sure you agitate your prespray into the carpet. I either scrub it in will my groomer or a floor machine with a brush block depending on the carpet and dirt.

It could always be worse. I mean you could be some carpet stain being emulsified by pre-spray all the while watching a wand spraying really hot solution aiming stright for you.

Kenny, look back at his post. Is he not referring to a problem with the
carpet instead of the the tile ? you are recommending a hard surface tool and 1000 P.S.I. or did I miss something here. You may want to change that advise?
