We had a client the other day that had a stain in a room that had been made about 6 months ago by a dog.  We first used a good amount of pre-spray and then hit it with 230deg from the truck mount.  Then I used three different spotters with a brush.  Each time rinsing with the TM after letting it sit for a few minutes.  Even after all of that, it was still visible.  Anyone have any ideas on what works well on those types of stains. 
 
Also, has anyone used Bio-Modifier by bridgepoint?

Good ideas.  Will give them a shot next time.  Client was over joyed by the rest of the house.  Any other ideas?

if no one has put any chemicals on it before you get there. O.S.R. works fairly well ,,,, but you should have a water claw to pull the chemical up from down in the pad , because you do saturate the spot.

If you have a chance to go to a seminar on spotting where " pro's choice " products are featured ... absolutely don't hesitate... they have some good products for specialty cleaning.
