Hey all,
 
I have a tenative agreement with a guy who does nothing but set up commercial cleaning accounts. He wants to havdle all of his carpet cleaning, but I have a few questions, as I'm new to the pricing of commercial accounts.
 
First off, what is a fair finders fee for him? He wanted 30-35% initially which to me is wayyyy too high. I'm thinking more around 10%, for every cleaning. That said, he is willing to bring me signed contracts, so obviously that saves me a big pain in the rear.
 
I know it varies per area of the country. I'm in Northern Coloraod. The economy is still decent here. Avg home price about 250k.
 
I will be having an employee do the work for me, so obviouisly I need to cover some overhead before I make a cent on these deals. Just wanting to get an oppinion on what not to go under as far as price per sq. foot goes. My rough numbers show me that going under .15 cents per square foot with an employee has potential to get a little hairy. Is this about right to you guys? I'm not trying to set up accounts that I'm making $20 bucks off of every cleaning.
 
If you guys could give me an idea what a decent price is, and what a fair cut for my guy bringing me the contracts is, that'd help me a ton!!
 
Lets break it down to a few categories size wise......
 
2000 sq ft moving nothing
2000 sq ft with moving smaller furniture
5000 sq ft moving nothing
5000 sq ft moving small furniture
10000 sq ft. moving nothing
10000 sq ft moving small furniture

mike are u going to use trunkmount or bonnet cleaning most commercial accounts u can bonnet clean and your cost of labor would be down...Give him 20% and u should make good money for 15 cents a square foot..35 seems really high....

I would try not using H.W.E. if possible. Then try to bid @ 20 cents sq. ft. There schould be room to pay the employee well & make money for you.
