You can save dollars and still use top quality cleaning agents. The advantage of buying top quality products is that you can cut the suggested dilution ratios in half and still get excellant cleaning. Most manufactures suggested dilutions are for worst case cleaning situations, and not your normal day to day situations, try cutting the dilutions in half and see if it works for you. Example: Encapsultion is the latest commercial cleaning system. almost all products are suggested at 8oz per gallon, now encap cleaning uses a lot of detergent compared to HWE, it does save on labour so one offsets the other, however, after testing these products at 6-4-2 oz's per gallon we found no difference in the cleaning results, so we settled on 4oz's per gallon, got the same results and saved $$$$$$ on chemicals. Try this with your present products and see if it works.

that's so true Don. cleaners dont know a lot of stuff is labelled for use with a portable 100, not a 500 with heat or a TM. that said, a lot of chemspec does not work without heat. |

Cleanex, I just accepted a large contract and very interested going to encap route.............what do you use as a machine and products, also can you tell me what I should expect to clean per hour with this system. If the info is personel, I understand. Thanks Nightrider |

Before we go any further on this topic.... I would like to ask how many carpet cleaners(other than me) actually measure the chemicals that they use....??? most just dump or pour |

Nightrider We use the Cimex machine for most of our encapping, along with Spin Vac from DSC as our main chemical. We also have a Brute OP machine that does a good job, but not as aggressive as the Cimex. You should get around 2000 sq ft per hour with the Cimex in open areas, once you start working around workstations and privite offices that would drop to 1000 sq ft per hour. There are other good encap products on the market, you should test to see which one works best for you, depending where you are not all distributors in Canada are carrying the top end encap products. The system is good at reducing wick backs and dries in about 1 hour, although most products require several hours to cure [ form an encasement around the soil bundle} We also use Chemspecs DFC 105 in alot of these same situations, although not a encap product, it is detergent free and gives us excellants. The three main components in encap cleaning are. 1. a good machine that provides enough aggitation to release soil that is bonded to the fibers. 2. a properly formulated chemical that encases the released soil and holds in that state to be vacuumed up at a later date. 3. knowing the limitations of this system, I see people talking about doing restaurants and such with this method, and it was not ever meant to be that type of cleaning. Encap was meant as another maintenance program in the beginning, however, it exceeded most peoples expectations, and is now used as another tool in commercial carpet care in about 90% of the commercial market. The few places we do not use in are, Restaurants, nursing homes, heavily soiled offices. The situation we really like it for is apartment building hallways, medium to lightly soiled offices, and of course places where running a few hundred feet of hoses from our truckunits. |

HE'S TRAINED. You should see the look on the customers face. I have to thank you for your simplified and experienced explanation. It all makes sense now. P.S. Let me end this by saying this unit is worth looking into if you do large commercial contracts. Also a true profit maker. Talked to a Cimex owner last week who does theaters claims he Encaps three cleanings then truckmounts the fourth. He honestly said he truckmounts for conscience reasons only. He swears it's not necessary. He charges 4 1/2 cents per sq. ft. and says it is his most profitable account. Edited by Carpetologist |

Don, go to a green stripe pad for scrubbing and you will enhance the aggressiveness and clean at much faster rates, also, the more product you spray on, "no matter what dilution" the faster you will clean.
