Steamer advertises $1.50 including gard per room and leaves with a $150.00 per room without gard??

Charge $1.00 per square foot.
Dont concern yourself with the competition.

Depends on your competition and the demographics of your area. Find out first what your competition is charging.

It's really what the market will pay.
