Help with recurring spots, best general spotter! |

Hey guys, Two questions, sorry this topic is about carpet cleaning, and not the end of America or glides..ahahahaha
First Question
I follow the IICRC book to a T, I ALWAYS do several dry passes, and my butler puts down 220 water and does a great job sucking it up. I use a prespray, I even rake it in much to the laughter of the customer("i never had my carpet raked before"), and have a detergient running thru my lines to neutralize. After all of this, I do use dryers as long as I can before I leave. If i know about a prior large spill in the pad, I will use my water claw to get as much out as I can
Ive always had the problem of stains comming back after I leave, maybe one out of ten spots. I understand wicking and material stuck in the pad will make its way to the surface. Is there any tips you might have to reduce wicking and keep whatever is below the carpet there? I have always warned the customer that spots might come back if they are deep in the pad... am I just being OCD, or is this a fair statment to say to them? Second question
I have been using a POG spotter to remove 90% of stains(not dye or organic stains), and does a wonderful job, but I did a friends house the other day, and found that if I didnt extract enough, it left a white power residue on the carpet, which was easily vacuumed up, but I dont think it looked professional
What do you find is that best general spotter to use that I can buy at the store? Note, i do have a spotter kit, but im looking for a single product that I can keep close by that will go above and beyond the prespray...

try using padmans new GENIE spotter. watched his videos on it and it seems to remove everthing. give him a call.

Stains that reappear whene it dries means it wasnt removed and yes wicked to the surface.
Stains that take weeks or months come from the padding in this case cleaning both sides of the carpet and replaceing the infected pad will solve this.
Pog is a little strong for a general spotter.
I can remove 90% of stains with ultra pac and the nike shuffle , then OJ works great as my general spotter as it works well and floats .

Steve Smith at VacAway has some chemicals you should try. Have you given these stains a shot with a VLM method? It stopped the wicking for me which is why most everything I clean is done with a encap and bonnets these days.

RELEASIT will work on EVERY STAIN as far as wicking goes.

are you pretreating these spots with pog. Paint oil and greese remover is a non volitel solvent it does not rince out well. You should followup with a vilatile solvent to nuetalize the pog. You iicrc book will tell you that. With a good prespray i hardly ever have many so called spots left adter cleaning that require special attention. |

Encapsulants interfere or even prevent wickback.
Chemspec has an encapsulating acid rinse for several months now, works for us.

Maybe you need to attend a good school and be taught proper cleaning proceedures so this is not a problem and your encapsulants won't be required?

encaps are a great idea and a step forward in carpet cleaning. That or the chemical manufacturers who make it are nuts. Which one is it? If they have flipped out, why would we buy ANY of their products?
