Steamin I tried the cymex at Ted and was very impressed.... I've seen it in use at a chapters and was very impressed...
I hate wanding commercial jobs

The Cimex is impressive in both the work it produces and the amount of sq et per hour it can do. Only one problem here: The building managers that buy them can do the math as well and already know they can do the work in-house for 1 cent a sq ft. Soon they will not give the work to anyone that charges higher than 2 cents a ft, and most cleaners I know will not work for $70/hour or less.The machine is destroying the commercial side of the business as a result.

Such crap, the only thing destroying the commercial carpet market is uneducated cleaners/janitorial services, over 300 million sq ft of commercial carpet in the GTA alone. You need to prove your worth to these people charge a fair price and go clean. .20 cents for large commercial work is highway robbery, I don't care what you say. If you don't understand the commercial market than don't get involved, some large companies do rather well in this market . Don't forget they have a lot more fabric to be cleaned than carpet, fabric panels, upholstered chairs, leather furniture etc. and one can make big money doing these speciality cleanings, almost all our commercial accounts hire us for our expertise in this field, and don't really care about the cleaning methods we use, they want clean looking carpets,want us to respond to emergencies, and just service the account in the manner we promised, yes there are some buildings that will do their own, but they are few and far between 300 million sq ft is a lot of carpet and the most a small sized business could effectly maintain in a year is about 2 million sq ft, and that would have you working every night and most Saturday's all year long.

The point is..... once the customer see how the cymex works, they want one...
I dont like to name names but it has happened.....
once they see how easy the carpet comes clean...they start looking

Nothing is easier than a bonnet cleaning machine and I have never had a building owner ask where to get a machine like that, we run Cimex's all the time in a wide range of commercial accounts and have never run across a situation such as you refer to, not saying it can't happen, but I would think if the client is happy with your service and the price is fair than I can't see them looking to clean their own carpets with all the other problems most facility/owners face every day with much more important items. even if they did this to you don't run and hide because I can tell they will run into all kinds of problems and than you can get the contract back, plus end up with a cheap Cimex machine that they will no longer need

Yes cleanex it all does come down to price.....I can only comment on the two instances that I have seen.... I don't know how much carpet you clean cleanex...or if you even tell your customer what method you use, or if the customer is even on site when you do your cleaning, or what you charge...
cymex delivers easy results, it's as easy as the custodian vaccumming a 24 storey building..
I know the Sears store in brampton got their own walk behind after seeing that in action...imagine if they saw the cymex????
I don't know what area you service, but people are always looking to save a buck add to the bottom line if it's easy enough...
I didn't say it's an everyday occurance yet.... but as more of us look to get a cymex and hit the commercial carpet cleaning it will happen more and more..

here we go again... you both have still missed the point...most of these companies have in house cleaning staff or they contract it out to a building maintenance company.....
yes correct......
they get the cleaning staff to do it
or the build maintenance staff is responsible for the carpet cleaning and hire an outside firm like you cleanex...they watch you clean it nice and easy with a cimex...and pay you....how long to do think thats going to last before they start doing it themselves.
it's not beaneath the owner/manager/ceo/housekeeping he doesn't deal with the cleaning anyways.
You must deal with a lot of mom and pop small business...with small offices.
I've done maintenance for many big companies this is how it rolls...always looking for the cheaper way.
but I guess you can't teach old dog like cleanex that knows absolutley everything, another old trick. His bag of tricks is full...lol

These are places where carpet gets dirty every 30 days, if you're going for commercial these are the accounts you want... these are the best service contracts to have...
I use to clean country styles head office once every 6 months 30k square feet...sure is a long time before cleaning and sometimes it was clean and only needed spot cleaning.
Dirty commercial carpet is dirty commercial carpet
